In recent years, with the surge in interest rates, construction costs have remained high, leading to increased risks in development projects and substantial reduction in profits for many ventures. However, despite these challenges, the relatively niche category of childcare development continues to offer significant returns. Based on observations of auction data in recent months, the yields for most newly constructed childcare facilities have remained stable at 5.5% - 6.5%.
Unlike typical residential development, the process, risks, and challenges of childcare development have unique characteristics. Site selection, land size, and shape play crucial roles in planning risks, architectural design, and lease negotiations. The feasibility of the design determines whether operations can meet the requirements of the brand, while the approved capacity of children directly affects rental levels, thus critically influencing the final transaction price.
On July 21st, the Australian Building and Property Association (ABPA) collaborated with local medium to large law firm Robinson Gill Lawyers and architecture firm Jesse Ant Architects, which has extensive experience in childcare projects, to launch a special seminar. On that day, developers and investors will delve into the key points of childcare development, discussing strategies and due diligence related to site selection, management of planning risks, essential aspects of architectural design, and critical elements of lease agreements. Practical case studies will also be presented.
